Store/site rules & Policy
SITE RULES AND DON’T STORE LIST
Welcome! The following information is for your reference. It contains some important suggestions and pertinent information about the policies of this self-storage facility.

Your rent is due monthly on the anniversary of your move-in date.

We will not post you a bill. Please ensure that if you wish to receive an invoice that your email address is provided.

Payment methods. Card by phone or PDQ. Bacs (Bank transfer).

If we have not received your payment by the anniversary of your move-in date. An overlock will be placed on your unit and your gate access will be denied. However, we will not charge a late fee until day 14 of the overdue balance.

A partial payment will not stop fees or official procedures. Any agreement between tenant and management to extend payment dates or defer the sale of goods must be in writing and signed by both management and tenant to be binding.

Bad cheques fee is automatically charged for all returned checks as well as a late payment fee. All future payments must be made by other methods.

We do not assume liability for the goods you store. Own provisions for insurance against damage, breakages, and theft is required as no such insurance or liability is offered or implied in this agreement.

The storage unit must be swept clean, emptied, in good condition - It is essential that you return your unit in the condition you found it. Subject only to wear and tear - and ready to re-rent.

The tenant’s lock must be removed upon termination of occupancy. Failure to remove the lock will result in your being charged the next month’s rental and late fees.

Access is only permitted during the site opening hours. (Bawsey) are from 8.00(A.M.) to 17.00(P.M.) seven days a week. (Hardwick) is 24hour access seven days a week.

Office hours. Monday-Friday 8.00(A.M.) to 17.00(P.M.), Saturday 8.00(A.M.) to 12:00(P.M.).

We do prorate when you vacate a unit. If your unit is vacated before the anniversary date you will be refunded the remaining days of your rent.

Children under 16 years of age and pets to stay in the vehicle at all times

Security is everyone’s responsibility. If you see anything that does not look right, please notify us immediately.

Do not follow someone through the gate without first putting in your access code. The gate may close on you or you may not be able to exit.

We are a smoke-free facility. Please do not smoke anywhere on site
-
Keep the site clean and tidy. No rubbish or items to be left outside of your unit or dumped on site.

Hardwick Skips. Use of the skip is only permitted by the business renter

The speed limit on the lot is 5 MPH. Please be careful when entering/exiting and maneuvering at the facility.

Please keep us updated on any address changes and/or phone number changes. Until we are notified otherwise, the only valid address and telephone number present are on the lease.

Please leave aisles clear and do not block another tenant’s door. No angle parking. Park parallel to the buildings. This is to help prevent damage while allowing other customers to get by in the aisles (Bawsey).

Delivery drivers are to be met promptly and are not to block the front driveway or gate under any circumstances.
We will strictly enforce all policies and conditions in our contract. We do not make exceptions!

Please do not store the following items in your storage unit.
Hazardous, Flammables, Combustibles and Pressurized materials; Toxic materials. Certain products are restricted because they are classified as one of the above. Such materials are considered inherently dangerous and include:
-Toxic and chemical substances are disallowed entirely in case of an accident including hazardous, radioactive, or biological agents/waste. Asbestos or products which may contain asbestos are also not permitted
-All combustible or flammable substances items such as gas, paint, petrol, oil, cleaning chemicals, pressurized or compressed gases, propane tanks, kerosene, lamp, and motor oil, aerosols, acid, grease, corrosives, fertilizers, paint, nor are fireworks or any other form of explosive. Ask yourself ‘if I add fire to this, will it have somewhat explosive and/or devastating repercussions?’. If the answer is yes, it’s a no to self-storing it!
goods which are environmentally harmful or that are a risk to the property of any person; any item that emits fumes, or odors.
Not only can these items be harmful to you and others, but they are a danger to the storage facility itself and could end up destroying all your goods and everyone else’s possessions besides. That’s also why All machinery that is stored must be drained of fuels prior to storage.
Illegal or Stolen Goods and Weaponry
-Stolen items/illegal goods - It should go without saying that stolen and other illegal goods are banned from our self-storage sites, if you don’t legally own it, you can’t legally store it on our premises. This includes any illegal item, substances or goods illegally obtained such as illicit (counterfeit/smuggled) tobacco or alcohol and unlicensed or unsafe goods (such as toys, electrical goods, medicines, aerosols, cosmetics, fireworks)
-Weapons – While some facilities do allow the storage of registered firearms in their facilities, we have very strict and clear rules against it. Firearms, explosives, weapons, or ammunition are not permitted to be stored in your unit.
Cash and Securities and Personal items
-Currency, deeds and securities; passports, IDs; personal photos, these require specialist storage in safe deposit boxes, either at home or in a designated center.
Foodstuffs
Non-perishable canned food, sealed beverages like wine, bottled water and beer, (this includes pet foods) may be stored, but perishable foodstuffs and anything else is a strict no-no since they’ll likely spoil attract vermin and will not be allowed. Cleanliness at our self-storage sites is hugely important.
Plants
The climate inside a storage unit is in no way optimal for live plants - the lack of sunlight, food, and water will cause your plants some serious distress and will die faster in a storage unit than they will at your home or office. But the main reason we don’t allow living plants is that they will rot and attract undesirable insects and vermin. Gardeners can keep pretty much all their supplies inside a storage unit, but they must opt to keep anything that’s alive stored elsewhere.
Animals
Alive or dead! You’re thinking ‘well that’s a given' but it’s on this list because many storage sites are approached and asked to provide cost on a ‘holiday unit’ for pets. It is illegal, inhumane, and just evil to keep your pets alone in a dark, cold room. it is also dangerous, and you are likely to be prosecuted
Rubbish
This one’s a no-brainer. Why would you even store Rubbish?
You (Humans) –
Although some of our stores have 24/7 access, this doesn’t mean we permit permanent residency inside our units.
This may seem like common sense, but it is illegal and unsafe to live in a storage unit. While it’s okay to use your unit as a workshop, it is illegal to use your storage unit as a live-in residence. It’s not an Airbnb.
A Shop
‘what do you mean, a shop?’ we hear you ask, and we agree that this one is rather odd since you can’t physically store a shop inside one of our units. But we do not permit customers to access your unit to purchase goods. We do allow customers to use the space to work and store stock, but no business can be run from a unit.
